If you buy a property, the seller of the property transfers its title to your name. After registration of the property, the change in the title of the property is recorded with the government. The process of recording the change in the title of ownership is known as mutation.
In other words, the Mutation of property means the transfer or change in the title of a property in the records of the local municipal body. It is very important from the perspective of the buyer. You have to pay mutation charges for this. These charges differ from state to state.
Mutation of a property is required in the below-mentioned circumstances:
Those who have bought a property should complete the mutation process to make sure that the transfer of the property has been done in your name and that your name is recorded with the local authorities. For this, buyers should submit a copy of the sale deed, an application for the mutation of property, an indemnity bond on ₹100 stamp paper, the latest property tax clearance documents and any relevant documents specified by the concerned local municipal bodies.
If you have acquired a property registered in the name of your parents after their death, you have to apply for the mutation of the property to change its title to your name. In other words, if you are an heir to a property of a deceased person, you have to apply for the mutation of the property. You have to submit all the above documents along with a death certificate and a copy of the will written by the deceased.
Mutation of a property is also necessary for a property bought through a power of attorney. In such a case, you need to submit a copy of the power of attorney document and a copy of the will along with an indemnity bond on stamp paper and the latest property tax receipt. In addition, you need to submit any other specified documents asked by the local bodies.
